Survey Criteria:
These are the inspections we carry out, as listed on our "home
inspection" and "structural survey" report:
- Foundations, Basements and Structure.
- Basement floor and walls, proper drainage,ventilation, evidence
of water seepage, levels.
- Exterior wall finish, Windows and Doors.
- Exterior walls, windows and doors, additions, porches, decking,
balconies and out buildings such as sheds, greenhouses and
unattached garages.
- Roof
- Roof type and materials used, chimneys, venting, gutters
and drainpipe downspouts.
- Interior Plumbing System.
- Hot and cold water systems, the sewage waste system, grey
water systems, water pressure and flow, hot and cold water
equipment, piping, drains, hottubs/venting.
- Electrical System.
- Type of service, number of circuits, type of protection,
wall socket/outlet grounding/ earthing,electrical load balance,
safety, smoke and heat detectors, gas detectors, fire alarms,
security alarms, wallsocket polarity, lighting, wiring.
- Central Heating and Cooling System.
- Energy sources, heating equipment, age, valid certificates
for gas/water heating inspections, gas piping and supply,
capacity of heating equipment, distribution balance, cold
air returns, combustible air for open fireplaces, air conditioners,
air changers, ducting, fusible links, plenums, fireplace clearances
and structural loading, underfloor heating, ceiling heating,
active solar systems, active photovoltaic systems, ground
source heat systems, heat pumps.
- Interior Walls, Ceilings, Floors, Windows and Doors.
- Walls, floors ceilings stairwells and stairs, cabinetry,
countertops, architraving/trim, doors/type, baseboard/skirting,
locking systems, doors and windows air penetration.
- Attic/Roofspace
- Structural, insulation, venting, leaks, general condition,
water gravity system tanks and structural, chimney breast
fire clearances, sky lights, plumbing vents and seals.
- Fireplaces
- Chimney breast brickwork and condition, structural loading,
fire clearances, chimney opening, cold air returns and venting,
grates, dampers and hot water appliances, ducting, seals,
carbon deposits and creosote crystals, liner cracks, chimney
leaks, water penetration, gas venting and shields.
- Garage
- Doors, walls, windows, floor, drains, plumbing and electrical,
roof system gutter and downspouts, locking systems, security,
automatic door openers, central vac system containers, equipment.
- Appliances
- All appliances including a wide range of built ins and home
appliances, smoke and heat detectors, alarms, central vac
systems, air changer equipment, venting, location, condition,
type, cable and television hook up, computer wiring, telephone
lines, video central wiring, security systems, alarms and
all door locking systems.
- Land and Landscaping
- Water run off table, land slope away from building, condition
of walkways and yards, steps, driveways, gardens, shade, tree
roots, drainage, light, decks, balconies, rails, walls, fences,
gates.
- Building.
- Overall condition and aesthetic appearance compared to neighbouring
structures in the general area.
